What we check on every parcel
- ✓Wildfire history — every CAL FIRE mapped perimeter back to 1950, including repeat burns
- ✓Zoning district and its minimum parcel size, quoted from the county ordinance
- ✓What the situs address reveals — a legal description means no street frontage at all
- ✓Assessor roll value against the opening bid, and whether anything is built on it
What we do not check — verify these yourself
- —Mello-Roos and other special assessments, which survive a tax sale and become yours
- —IRS federal tax liens, which carry a 120-day federal right of redemption after the sale
- —Other surviving liens, easements and recorded restrictions — a tax deed clears most, not all
- —Title insurability and physical access. A tax deed is not a warranted title, and many parcels are landlocked
