How to Find Tax-Defaulted Property Auctions in California

There's no single statewide calendar for California tax sales. Here's where to actually find tax-defaulted property auctions across California's 58 counties — and how to stop missing them.

The first frustration every California tax-deed investor hits is simple: where are the auctions? There's no single statewide calendar, and each of California's 58 counties does its own thing on its own schedule. Here's where to actually look — and how to stop missing sales.

There's no central California calendar

Property taxes are administered county by county, and so are tax-defaulted sales. Each county tax collector decides when to hold a sale, publishes its own list, and runs its own auction. That fragmentation is the single biggest reason good parcels get overlooked.

Where to look

  • County tax collector websites. The authoritative source for each county's sale — dates, terms, and the parcel list. The catch: 58 separate sites, each formatted differently.
  • Bid4Assets. Most California counties run their online sales here, so its county tax sales page aggregates many upcoming auctions in one place.
  • The State Controller's Office. California's State Controller maintains public information about county tax sales as a starting reference.

The timing problem

Sales tend to cluster in spring and fall, and lists usually publish only a few weeks ahead — with strict deposit deadlines before bidding opens. Miss the deposit window and it doesn't matter how good your research is. If you're watching several counties, it's easy for one to slip by entirely.

The manual way vs. aggregation

You can do this by hand: bookmark every county tax collector page, check them on a rotation, and cross-reference Bid4Assets. Most serious investors eventually stop, because it's hours of repetitive checking that still misses things.

The alternative is to let a tool watch the counties for you and put every upcoming sale — with the property details already attached — in one place.
