Los Angeles County Tax-Defaulted Property Auctions: How They Work

Los Angeles County runs the largest tax-defaulted property auction in California. Here's who runs it, how the online sale works on Bid4Assets, and how to prepare to bid.

July 28, 2026

Los Angeles County is the largest tax-defaulted property market in California — and one of the largest in the country. When it holds a sale, it lists everything from vacant desert parcels to residential and commercial land. Here's how the LA County auction actually works and how to get ready for it.

Who runs the LA County sale

The Los Angeles County Treasurer and Tax Collector (TTC) conducts the county's tax-defaulted property auction. Like most large California counties, LA runs it online through Bid4Assets rather than a live courthouse sale.

How the auction works

A few things are consistent from sale to sale:

  • All parcels open at a minimum bid set by the tax collector, tied to the unpaid taxes and costs — not market value.
  • No reserve: the highest bid at or above the minimum wins.
  • Auctions open and begin closing at staggered times over multiple days, so you're not bidding on everything at once.
  • A free Bid4Assets account and a deposit are required, and the deposit is due before the sale begins.

If you've never used the platform, read how to bid on California tax sales with Bid4Assets first — the deposit deadlines are strict.

What's typically for sale

LA County sales tend to feature a mix: vacant lots, land zoned residential or commercial, and the occasional improved parcel. Many of the cheapest lots are cheap for a reason — landlocked, unbuildable, or remote. This is exactly why pre-bid research matters more in LA than almost anywhere: the volume is high and the quality varies enormously.

How to research an LA County parcel

For each APN you're considering, pull the LA County Assessor record (value, characteristics) and the county's GIS/parcel map (location, access, zoning). Confirm the parcel is where and what you think it is before you bid a dollar.

After you win

You'll owe the balance quickly by wire, then the county records your tax deed. As with any California tax deed, plan for a quiet title action before you can resell or refinance, and know the risks going in.
